An environmental transaction screen is a systematic way of gathering basic information about a commercial real estate site to determine whether further inquiry is needed. The American Society for Testing and Materials has developed formal guidelines for transaction screens. If the screen shows a need for further inquiry, the next step would be to have a Phase I audit conducted by an environmental professional.
